I would give zero stars if it were possible. I honestly don't even know where to begin...so with that, I am going to list the pros and cons of this complex.

Pro:

1. The apartment itself is really nice. I don't even live in an "updated" unit, but it is a great apartment.

Cons:

1. When you read "luxury living" on the website, take it with a LARGE grain of salt. They have certain amenities advertised that are non existent (the bark park, volleyball courts, grills, etc). The gates into the complex are always broken and left open. The outside of the buildings are disgustingly dirty and trees are untrimmed and touching the sidewalk. And the "utilities" that are included are only trash and cable. I don't know where all these people who have left reviews saying "all utilities included" are living, but it certainly isn't here!

2. The pond smells like a sewer. I'm pretty sure the sprinkler system is connected to this pond, because even the sprinklers small like garbage. It will splash on your car and come through your vents. Though I guess it makes sense, because the grounds are always littered with trash.

3. I have had things stolen form my locked car and straight from my door step.

4. Yes, I knew living next the airport would be loud. What I was not told, was that i'd have to listen to jet engines literally every hour of every day.

5. This "perfect location" comes with a lot of traffic. People park where they shouldn't. You are surrounded by Hillsborough ave, which is literally one of the worst, most high traffic streets in Tampa, and Veterans expressway and 275. You can hear cars racing at all hours of the night and getting out of the complex in the morning is a chore.

6. I think this may be an isolated issue, but the post office and most GPS refuse to recognize my address and location. I have had mail go completely missing. My friend tried to send me a package and they told her that the address didn't exists.

7. I have put in multiple maintanence requests for multiple reasons at varying times. Never once has it been answered.

8. The BIGGEST complaint is the unprofessionalism of the office staff. They refuse to acknowledge any problem you bring to them, no matter how small. I have had constant issues with paying rent since moving in. They will tell you to pay through the website, but IF there website is working that day, it refuses to process the transaction. If you give them a money order, even if you hand it directly to a person, it will "go missing". The amount of money I have given to this complex in just 6 months is probably enough to cover my 13 month lease.

I'm really sad because I truly love my apartment, but I CAN'T WAIT to get out of my lease. This was the biggest and most expensive mistake of my life.

We've lived at Mainsail for a year & are happy to be leaving. I will say the maintenance staff is awesome. They are prompt, courteous and get the job done right without repeated attempts. We haven't needed much work done in our apartment but when we did, we were very happy. Also, we've never had a bug problem which is rare for Tampa. Not a single roach in a year or even termites or spiders. We saw a few ants when we moved in and that's it. There are snakes however and lots of lizards. If you have an apartment by the ponds, expect duck poop all over the sidewalks. Several of the buildings have a huge parking problem. You'll see cars parked all along the main road and curbs all day long even though they are supposed to be moved by noon. They still serve as a hotel for about 100 or so units so there are vacationing partiers and business guests that take over the amenities and parking regularly. Dont expect to use the grill or pool much. They're always taken over. The volleyball courts flood every time it rains so they don't get used either. And the worst is there's no safety here. There's been cars broken into, people drinking and doing drugs outside and even an apartment broken into recently. Whenever you mention these problems the office staff are clueless and unwilling to help. They are being bought out right now so maybe the new management will make some changes.
