RentLingo Editor's Review
We sent a former property manager to investigate

The Park at Deer Valley, formerly the Carleton Club, has undergone a major facelift in the last year and is set to roll out all the new features March 2015. With the strong upgrades in tow, The Park succeeds at being one of the most sought-after developments in North Phoenix. Pros include: The brand new upgrades are tremendous - retiled pools, dog park, kid's play area and brightly-decorated basketball courts. Homes are very nice, as well, with modern features in appliances and energy-saving windows. On the down side, closet space is very limited, even in large two bedroom units, as well as bathrooms being cramped. Two centrally-located laundry facilities are a trek for those pushed into the corners of the complex.

About The Location
We sent a former property manager to investigate

19th Avenue is fairly residential but nonetheless steady during the day, so traffic, auto and pedestrian, is consistent. The area is safe and sound, however, and doesn't pose many security threats to residents.

The apartment complex is horrible. At the time I signed my lease, was told it was be a certain amount and water, sewage, and trash include. when I got my first bill for rent, those amenities was in addition to rent, not included. We end up paying almost an extra $100 then is on the lease! They are constantly turning off the water to "fix" issues without warning most times. I had my A/C leaking for 5 months completely soaking the carpet and growing mold. They came out 8 different times before it was fixed and they didn't replace the carpet only the foam underneath. They left holes in the walls and the ceiling to fix the A/C and have not patched up they're work! The hose on the toilet was so rusted the knob fell off and flooded my bathroom with over an inch of water. We called and left a message on their "emergency" maintenance line, it took them 10 hours to respond, and 12 hours to fix the flood. The cherry on top is when my car was broken into and burglarized over night and when I called them the blew me off since nothing was stolen just rummaged through. a few months prior, someone tried to pull off my license plate on my car! Their security walks around looking at their phone while on patrol. They constantly have vagrants sleeping and going through the dumpster areas, and will not do anything to fix this! this is a horrible place, do not move here!

“Stay away from alliance properties for your safety and sanity.”

LOOK ELSEWHERE, I MEAN IT!! We had to turn down the first apartment they tried to rent us because it was barely habitable but we had already signed a lease so we were stuck and just took the first one that popped up that looked halfway decent. I SHOULD HAVE LOOKED MORE CLOSELY...

With the water out for the 5th day in as many weeks (4 days out in a row last time) and planning to be out again tomorrow, I feel it is only fair that prospective renters get an accurate picture of what they can expect to see here.

They can't consistently supply reasonable accommodations, the staff are all TERRIBLE and I saw nicer facilities in South Detroit. I also have extensive personnel and property maintenance management experience so I say this all objectively and with a working knowledge of what it takes to do it right.

These "redone" apartments are as weather-tight as a gazebo and include fresh paint over old water damage and lazy repairs, the cheapest water fixtures you've ever seen with random hot and cold arrangements, worn out electrical outlets that don't hold your plugs securely, NON CODE COMPLIANT GFCI PLUG ARRANGEMENTS, low spots in the floors that can be measured in gallons, water pressure that changes like the tide if we have water, bad appliances, carpet tacks sticking through, walls full of bugs, no COLD water EVER (80 deg avg,) parking lot floods 6" deep, broken glass and litter everywhere but around the office. Out of room, could go on for days.

Really, rent elsewhere!

“Terrible ”

Sucks. These people have been having water issues. They are making me so mad. They turned it off last month for 3 or 4 days. Then they turn it off again with no warnings. Some people need a shower. Many other problems. Been here a year. They gave no discount for problems either. They said they would but lied. They are nice when you call thougg and the price isn't terrible. But you see why?

It looks like you breezed through your apartment search. Better take another swing at the apartment finder plate and look again.
Looking for a different area? No problem. Perhaps we can still be your apartment finder? We have great apartments to offer nationwide.
