The grounds of Orchard Apartments are particularly beautiful and feel very enclosed. The entire area is shaded by tall pines and all of the walkways and areas between buildings are wide and spacious and very calming. The rooms are large, the amenities are fairly nice, and the area is pretty nice. Overall, a very nice place to live. Pros include: The grounds: spacious, lots of greenery, and huge pine trees. The billiards and community rooms are very nice with oak walls that make it feel like a lodge. The rooms are spacious. Several utilities are included (water, sewer, gas, and trash). There is a valet garbage system where you can place your garbage out at night and it will be taken by maintenance. On the down side, the pool is on the smaller side. Washer/dryers are not included in unit and the laundry room may be far from your apartment. All buildings are the same light brown color. Parking may be tough for guests on weekends. Tips: Second floor units have vaulted ceilings and fireplaces. First floor units have a much bigger, enclosed patio than second floor units. The people in the office are worthless. There is literally never any parking. There's disgusting mold that won't go away or get killed off even with proper ventilation. There have been multiple care thefts/break ins and there is no security at all. They just raised rent $100 and can't even afford the security they advertised when we first moved in. The carpet had dark black spots within the first week of moving in. The fireplace worked once even though we requested multiple times to have it fixed. A window broke and it took two weeks for it to be fixed even though they said it would be two days. It took a year to get our lease after pestering them literally daily. I would never recommend this place. It's awful. The only good part is the trees.
