This has been the WORST renting experience I’ve ever had, and I have been with 9 different companies. My roommate and I moved in in May 2017 and have had problems getting them to fix things ever since. In the summer it was getting the A/C fixed... took two months going back and forth with maintenance and management until they finally bought a new one. It would smell like mildew but when they “fixed” the smell it wouldn’t be cold anymore, and vice versa. Two months this went on. Then our lights started flickering and the power would go out (this happened in the summer too but we just assumed it was due to the A/Cs running). This happened anywhere from 4 times a week to 4 times a day. We informed management and it took them 3 weeks to call an electrician. Meanwhile the maintenance guy would come over and wiggle the breaker and call it “fixed” and would blame Duke for the problem. Duke came out, inspected the meter, and determined the meter was fine and that was all Duke is responsible for. Turns out, it was an electrical problem. The only issue is that it took them 2 months to fix it (was literally fixed last week 1/10/18), meanwhile we suffer because they’re too cheap to get it fixed properly (our lights still flicker slightly btw). Mind you this was happening during the cold and early dark season where electricity was needed for lighting at 6pm because it was too dark out. The apartment is beautiful, but it’s not worth the headache and hassle of dealing with management.

My roommate and I have lived at the Greenery since May of 2017. Our electric was going out anywhere from 4 times a week to 4 times a day. When we called maintenance he put the blame on Duke Energy. After 3 weeks of unstable electricity, the property manager sent an electrician. It took 2 different electricians to determine it was the electrical box for the entire building. It then took a month to get the problem diagnosed and then fixed. We lived 2 months without stable electricity with the weather being anywhere from 40 degrees to 14 degrees. After the scenario was finally fixed, all we asked for in return was for HALF of the rent we paid for those two months (reasonable, yes?). Apparently not, Cincinnati Premier Reality claims they aren't at fault. Any apartment/landlord has the RESPONSIBILITY to provide stable accessible electricity to their tenants. Do NOT move here! The apartments are nice, but the management isn't worth the peace of mind

“Worst apartment I've ever lived in.”

I lived at the Greenery for about a year and a half before I moved to Dayton. This place was TERRIBLE. There is absolutely NO sound proofing in these apartments. I could hear my neighbors bickering every single day about the most mundane crap, like "who ate the last of the peanut butter." It was like I was living in the same room as them. All day and all night it was either music, people fighting, hearing people have sex, or someone's dog whining/barking. Absolute hell. I couldn't wait to get out of there. And when I tried to leave, the woman in charge of the property tried to screw me out of my deposit. Wanted to charge me an insane amount of money for my blinds not being cleaned well enough. So I went back to the apartment the day the lease was up, took a wet rag and wiped down the blinds in front of her. The cleaning crew told me "this is one of the cleanest apartments I've seen after someone's moved out." I could tell it really pissed her off that I wasn't going to back down and let her screw me out of a deposit, she signed the check over pretty angrily.

When I moved to a new apartment up in Dayton, it was so quiet I could barely believe it. I was convinced no one lived above us because we never heard a peep. Turns out they just properly soundproofed everything. I would never recommend The Greenery apartments to anyone.

I am current resident and planning to move out as SOON as my lease term ends. This place is full of molds in the unit and soundproof is extremely poor. I hear a woman masturbating very clearly from 2nd floor every morning at 8:00am. I can also hear cats running which is extremely annoying especially they are active at late night. The lease paper includes mold section. Basically tenant must clean it up. It even gives instructions such as what type of cleaning material should be used.(how ridiculous). Stay away!

“Too Loud”

I am a former resident of the Greenery and I rented a first floor unit for close to a year. The lower and upper units are not properly soundproofed. You will hear anything from people walking, watching tv, having sex, or dogs paws running back and forth coming from the second unit. The experience was absolutely miserable.

Heating is electric and it does not really heat that much during the winter months, so, even when the electric bill turns out to be cheap. You are on your own when it comes to staying warm.

I would absolutely recommend doing your research and staying away from these apartments.

Pros: Location, Low Electric Bill, Pet Friendly

Cons: LOUD, Poorly Managed, Non Flexible Lease Terms (read the fine print).
