We sent a former property manager to investigate

Villa Mirada's exterior is ostensibly clean and well kept, but acts a mirage for the actual units - old appliances and dated ceramic flooring keeps the inner aesthetics down. A lack of amenities and communal spaces make Villa Mirada a place to live, but not a home. Pros include: The small community - 104 units in total - makes for a very quiet area. The exterior of buildings look recently painted and the grounds are free of debris. The monthly newsletter provides a homely attempt for a sense of community. On the down side, the apartment interiors are extremely poor - appliances have lost their luster and the flooring is dull. The limited floor space, including cramped closet space, are simplistic in design, as these apartments are in an old part of Phoenix. Despite a small number of units, a lone laundry facility for the entire property is sure to create usage issues. Watch out: There are only nine two-bedroom units available, which look to go very quickly when offered.

Located on a side street a quarter mile down from major motor hub 7th Street, it's a surprisingly quiet neighborhood. Encompassed by ranch-style homes and fellow apartment complexes, it's one of the earlier neighborhoods built in the area and lacks visual appeal.

“What a Hell hole!!”

Roaches, roaches, roaches oh my gosh! Stay away! They even have degenerates living in unoccupied apartments. I moved in September of 2017 and I broke the lease and left- I did not care! I could no longer live in place that had homeless people and cats living on the property. It was not safe and it smelled. The place is a true hellhole!! The management could not care less. They come and go. They act all friendly when you inquire about the apartment, but change once you become a tenant. On of the worst renting experiencies I have ever had!

Pool is kept clean cuz no one usese it. Laundry room was upgraded. Lots of homeless cats that are friendly. They are really good at removing the dead birds from your patio once a week.

“Terrible management, terrible place to live”

The month I moved in, I had rats inside. Now it's infested with cockroaches. There are only allowed 3 people in a one bedroom, yet the people above me have 5 VERY noisy people. You will have the pleasure of hearing them walk around ALL evening, the floors creak like you wouldn't believe. Management has an employee that lives next to me in a one bedroom with FOUR people living there. Management calls me a complainer because of this and the noisy, low class section 8 residents. The apertment above me had NO working a/c for 4 months during the summer. Management's solution was a small window a/c unit for the bedroom that ran all the time and was VERY noisy. The Management company is in California and there is absolutely NO way to talk to them. You can leave a message with the secretary, but they will not call you back. You can try to email them and they might return it, if they feel like it. Terrible terrible place to live.

The good news is the exterior is kept looking nice, the grass is cut. There is a nice security gate that goes around almost the entire complex, but the gates are either propped open or the locks are broken. The pool is nice, but small. The covered parking is a plus in the Phoenix heat.
