“Lease with Caution or just don’t ”

Update: The parking situation. We went ahead and added my fiancé on the lease to get an additional uncovered parking spot with a monthly fee. Paid $65 for the app. Now he is being told that they do not have anymore parking spots and that even though he is officially a lease holder, he has to park offsite or he will get towed. Supposedly “Its coming from corporate”. People are parking in the grass inside and outside of the complex due to this new parking policy. They said they only have one uncovered parking spot per apartment. They didn’t take into account that its 2019 and that most couples have 2 vehicles. People have already started breaking their leases because of this whole mess.

Original: Giving the apartment complex 4 stars. The new parking changes have confused some people in our complex. I saw that someone posted they forced everyone to get a garage (thats a complete lie). There isn’t enough garages at the complex to even do that. All guest parking is outside of the gate now. All apartments get 1 free parking spot. Additional vehicles belonging to residents cost $15/mo. Fairly simple. The maintenance team is awesome. We absolutely love the pool during the summer. The apartment features are a little more upgraded yhan some of the others in the area. Glad they got the fountain in the pond working again. The only reason I’m deducting a star is because of the surprise fees that didn’t get fully explained when I moved in and then again when I renewed last year.

“Wish I could give it NO STARS”

DO NOT MOVE HERE!!! I wish I had paid more attention to reviews when I was scoping new apartments. The grounds are never kept up. The landscaping is trash. Speaking of trash, there is trash everywhere. Dog poop everywhere. The managers do not care about residents once you have signed your lease. There has been mold in my apartment since I moved in.. I let them know so they would potentially move my apartment until they dealt with it, but nope! They came in while I was at work- without telling me- ripped up all my carpet & unplugged my refrigerator- without telling me OR plugging it back in- to PAINT OVER THE MOLD!!!! so I came into my apartment with my asthmatic 5 year old who immediately had an asthma attack due to the paint fumes they didn't tell me about. Come to find out later, they never plugged the refrigerator back in so our food went bad. Did not smell great either. The dryer has never worked since I moved it. I asked if I could buy my own and they could remove theirs until I move out- they said NO that it would cost me $500 and a request and approval from their corporate office to REMOVE THEIR DRYER until I moved out. I use a friend close by to wash and dry my clothes now.. I only have 2 weeks left on my lease but I moved out about a month ago when they started this parking thing.. I am still in the process of getting items out of the apartment as I have to do mold remediation on the large items. On my trips back to the complex now there are cars parked ON THE GRASS-

“They will unjustly tow your vehicle”

Would give zero stars if it were possible. This apartment complex is ridiculous. My friend moved here and was told that all guests must park in very back by retention pond or park outside the gates by the office. Last night I parked by the retention pond and they towed my car. They even have a sign that has arrows that states "guest parking" near where I was parked. The ground was wet and nothing else was visible. Their "resident parking" spray paint jobs on the spots themselves are not only miss spelled "RESEDENT", but it is NOT LEGIBLE unless you are on your hands and knees looking for it. We have called the office several times and explained the situation and they are refusing to accept their mistake. Whoever is running this complex is clearly out to get your money no matter the cost.

“My own washer and dryer”

I currently live here. I was informed upon move in there would be no problem with me using my own washer/dryer. Five days of constant calling they say “No” maintenance has no room to store them. WTH!! Lazy Maybe(my option only) should their inability to store “Their” unused/unwanted washer/dryer effect me?!? Get better quality machines, tenants would want to use them. What has been washed in them? I want to o use my own!! I have a much nicer more energy efficient set sitting in my living room. No where in the 52 page lease is there anything in regards to washer/dryer, except I cannot remove appliances!!

“Don't sign your checkbook away!”

If I could give no stars I would. After signing a year lease we finally decided to cut it short due to the walls being paper thin to the point you can hear your neighbors smashing, coughing and snoring. We did the right thing and paid out our lease instead of fighting them on things. Cleaned the apartment even though when it was given to us it was filthy with nothing short of boogers on the walls and debris on the counters and floors. We paid for two parking spots that others always parked in. Went in patched holes, cleaned everything up and left it sitting vacant for a month until it was time to turn in our keys. Had to pay $1000 for treatments on my dog due to getting worms and infections from all the flees and poo everywhere when moving in. Now we get a bill for $580 for nonsense when I have photos of the way we left the apartment. Over the past 10 months that we've lived their we have paid for quite a bit of stuff we shouldn't have to including pest control in which we never saw and the many days our parking spots were taken by other people and the office would just hold their hands up. These apartments are made to be pretty without the resident in mind and the staff is trained to find things that are not actually there. This place is a money pit and the residents are most certainly the victims. You would be better off finding a slum lord to lease to you atleast they wouldn't be hiding what you are getting.

“Quiet area, fun stuff to do here”

Quiet area, tucked away from the busy streets headed to the Kemah Boardwalk. Beautiful grounds, awesome pool/splashpad, close to work and play.

I lived there for 2 months only ITS A RIP!!

First, like everyone else said, dog feces are everywhere not only on the grass,but also right on the sidewalks that you can easily step on during night as there's not enough light. On my first day there, I saw 2 girls with a dog and that dog urinated right on the stairs and it was disgustingly dripping to each step ,the girls continued walking like if nothing happened, I called the office to let them now,they didn't even answer the phone,I left a voicemail and got NO RESPONSE BACK! I went to the office 2 days later, and was told for urine,they can't do anything!! OMG!!!! How about the dogs feces everywhere in the complex!!

I was so happy that my lease was only for 2 months, and guess what?! I got so many calls from a collection agency after 31 days of moving out stating that I have a balance of $640 for damages!! ARE YOU F** JOKING?! What kind of damages that a 1 adult person Barney stayed home for 2 months lease that would cost $640?!!!! And of course,I asked that freaking woman who called me from IQ COLLECTIONS( THIS IS SUMMBERBROOKE'S OWN COLLECTION COMPANY TO RIP YOU OFF ONCE YOU MOVE OUT) that woman was a real nasty unprofessional one, he asked me to pay $640 plus $40 for last utility bill right at the spot, I was asking her about the estimate which I NEVER RECEIVED FROM SUMMERBROOKE, she kept on repeating herself that if I don't pay she will report me and I will get a bad effect on my credit, and she kept on repeating that f*** question to me " do you want to have a bad effect on your credit?" It's like are you going to pay or we screw you up?! I asked her to see the estimate for the charges, I called summer Brooke and requested that estimate , THE F***** $640 WAS FOR A BEDROOM CARPET WHICH HAD 2 STAINS!!!!!!!!!! 2 STAINS IN THE BEDROOM CARPET COST $640 SCREWW SUMMERBROOKE I WISH I KNOW WHERE TO REPORT THOSE SCAM LIARS I AM WILLING NOT TO PAY AFTER THAT WOMAN ON IQ COLLECTIONS DID NOT STOP CALLING ME UNTIL SHE GOT MY CREDIT CARD INFORMATION, I WILL STOP THE TRANSACTION FROM THE BANK AND YOU SUMMERBROOKE IDIOTS GO SCREW YOURSELF WITH YOUR NASTY COMPLEX!!

Those who are giving good reviews about this place I bet they're from management or were paid for it. The place where I'm staying at now they offering me no deposit option if I give good reviews!! I REFUSED!!
