We sent a former property manager to investigate

The townhomes at Spring Villa are what you would expect: huge (over 1300 square feet). The property is very peaceful with walking trails and plenty of grassy areas for dog-owners, and also a peaceful pond that sits within the center of the grounds. The amenities are mediocre with not much: a gym, an average pool, and a nice tennis court. Pros include: Loft-styled homes are spacious and have two-car garages attached with plenty of storage space. Private patios are large and shaded. Spanish-styled exterior that is in great condition. On the down side, besides the tennis courts, the amenities are nothing special. It is good to note that the complex was built in the 70s, though it seems to be holding up pretty well. Washer/dryer are not included (can rent them for $50 a month). Tips: The Marina is within walking distance (great for a dog walk). The upgraded rooms have brush copper finishes and fixtures. Also, there are accent wall options available for $100.

“Bad smoke smell ”

My boyfriend and I moved into spring villas about a month ago. We were looking for something a little bigger than our previous one bedroom apartment and spring villas had everything we were looking for without being overly priced. I had seen the units about 5 years ago when my cousin use to live here but needed to be reminded of what the units looked like. We were shown the model by Natalie, the assistant manager. She was very nice and friendly and seemed attentive to our needs and desires, as well as being knowledgable about the property and the upcoming upgrades. I was pleased to see the many upgrades that were in the model and was excited to make the move.

The day my boyfriend and I received our keys we were unfortunately very disappointed when we entered the unit. When we first entered the unit we were greeted by an overwhelming odor of smoke. It had smelt as if the previous owner had smoked every where in the unit. We also saw many things wrong with the unit. The unit was filthy, many tracks for drawers were loose or broken, the door frame was broken, there were awful tiles around the fire place (not in the model) that looked not completed (missing grout), the sliding door handle broken and many other things. The unit was not move in ready in any way. My boyfriend and I were very upset because when we first inquired about the unit we were told that they could hold the unit no longer than July first and our lease was not up on our old apartment until August first, making so that we would have to pay two rents. We were disappointed that our unit was not ready and they wouldn't agree to hold it for us longer in the beginning. We spoke to Heather, the manager and Natalie. They assured us that unit had be walked prior to our move in but they would double check. A few days later we received a call that our unit definitely needed to be cleaned, needed new mirrors and all that was listed above needed to be fixed. Eventually most things were fixed. Unfortunately not in the time that was promised. But in the end most things were fixed. They fixed our counters (seal was peeling off), "cleaned" the unit, fixed things that were broken and about 3 weeks later-replaced the mirrors. Because they fixed "most things" that is why they are receiving TWO stars. I would prefer to give them only one but because they fixed most problems and also took some money off the next months rent, they get an extra star. But here is why they lost 3 other stars. In the beginning all they did to fix the awful smoke smell was to "deodorize" the unit. This unfortunately only worked for a week or so. For the past few weeks we have been smelling this awful smell and doing everything we can to try to get it out. Then yesterday my mom said she thought it might be in the walls and she doesn't feel they repainted it. My mom took a CLEAN, wet paper towel and started to wipe the walls. Unfortunately what we found was very gross and unsanitary. The paper towel was yellow with nicotine. The only place that was wiped and that did not have nicotine was the area they repainted when they removed the tiles AFTER we had moved in. We went to talk to Natalie about our concern. Unfortunately she was not as kind as she had been in the beginning. She seemed to only be annoyed with our concern. She claimed she could not smell the smoke and that it had been repainted. She did not seem to want to do much for us. So unfortunately now my boyfriend and I are left with the task of washing the walls in hopes of removing this smell.

We love our unit over all. It's the space we want and in the locating we want. If you are able to see THE unit you would move into, I recommend living here. If you're not able to see it, I recommend bringing your business else where.

“Needs work”

Lived here for 7 years. Loved it until our sewer backed up. Continually. Had to have all flooring replaced. Ruined a 200 dollar rug. Gave management 10 months to dig up branch filled sewer and replace. Finally gave up and moved. A health hazard. No matter how much they renovate you need to look below the surface. We totally liked living there until this issue and their refusal to fix it.
