“Severe flooding issue, dishonest management ”

You are likely to experience massive property loss if you move to 251 North Apartments (located at the corner of North Ave and Central Park Ave). And then the company will charge you for it!

While I was out of town my Jeep was destroyed in a flash flood while parked in the complex's parking lot. 251 North refused any responsibility. There was at least 3 feet of flood water accumulated in a short amount of time. At least 5 other cars were also destroyed and first floor apartments likely flooded too. The complex did not alert us before, during, or after the flood. They have stated that it is the city's fault, because, and this is a quote from the property manager, "Atlanta routinely fails to maintain the sewer system in this area." So there you go, if you'd like to pay inflated rent for a central location with no sewage maintenance, 251 is the place for you.

As I was shopping around for attorneys and sharing my experience, I learned that this flooding has been routinely happening since 1994. This property just rebrands every several years once enough complaints have piled up. The property manager, Vanessa Bush, told me, quote, "we do not aim to provide a safe or secure environment."

Additional issues: fleas, rats, safety, unfair fees, dishonest billing practices.

Lisa Mills and Vanessa Bush are the only employees I have ever communicated with. I would advise to stay away from any property that employs them!

As I was corresponding with them about the fees, they stopped replying to email for weeks.

“Face Lift Under New Management & Disproportionate Rent Increases”

Great location, appealing landscaping with a lot of trees. Has been under new management who were very quick to raise rents by 100 - 300 a month on existing tenants without making any changes or improvements let alone attending to long pending maintenance and upkeep issues on units. The exterior is getting a face lift with new roofing, paint and landscaping. Most of the trees that were a big attraction at this property have been cut down. Previous owners had let the property go pretty badly. New management is choosing to raise rents on tenants while subjecting them to all the inconveniences of exterior renovation. The raise in rent does not include any improvements to the actual apartments. Residents daily trade tales of long lists of issues that have not been attended to in the units ranging from leaks and mold to appliances that are in disrepair. Time will tell if new management makes this apartment community a good choice or if it will be more of the same at much higher rents that compare with much newer apartment communities in the neighborhood. At those rates why choose this community? The trade-off for being in a much older community is the lower rent. Eliminate that and there is no attraction.

Great Intown neighborhood
Underwood hills is a great place to live and there are some of the best places to dine.

Midtown: Fun, vibrant, growing
Midtown is among the best neighborhoods to live in the city. Everything you could need is an easy walk away. It includes some of the best restaurants and is a short taxi to the Virginia-Highlands, Inman Park or Buckhead.

Perfect in-town neighborhood
Inman Park is an incredible place to live. Close to downtown, Midtown, the Highlands, and both major interstates (75/85 and 20). It has a residential area feel but is still convenient to all major parts.

Great neighborhood - walk to almost everything
VaHi is a great neighbor that works for single, marrieds, young families, and well, pretty much everyone. If you're going to live in Atlanta, make the most of it and live in this historic neighborhood that combines quiet streets and lots of trees with easy walking access to great restaurants, bars, shops, and Piedmont Park. we love it here.

Great location for getting on/off I-75. Easy/quick/tasty food options. Howell Mill is a little sketchy.

St. Charles and Highland
I think this area is the best place for young professionals to live in Atlanta. You're close to many fun bars, shops, and restaurants, and the neighborhood is perfect for running and walking. You're also close to Piedmont Park/Midtown and a short drive from Buckhead. It can be hard to find apartment/condos here with lots of amenities, and if you do, you will likely pay quite a bit for them.

Great mid-point between Highlands and Midtown
Living on Monroe Drive on the west side of Va-Highlands neighborhood was a great place. It offered the walkability of a Highlands location, but it was also only a mile down 10th street from Midtown spots. Also, Piedmont Park and Park Tavern was right across the street!

Highland Walk apartments
"This apartment complex is close to the Inman Park area, which is a great neighborhood for running/walking and for dining (Highland Bakery, Fritti, etc. are delicious). Also very close to I-85 access, which makes it easy to get to the airport or up to Buckhead. I wouldn't walk around by myself at night though!"

Great Location, but careful about noice
Great location, great price, but be careful about unit. There are a couple of rooms that are by the rail tracks and those can be quite noise
