We sent a former property manager to investigate

Scotland Yard is a very large – nearly 700 units – gated complex, with dun-colored brick and wood exteriors. The property is not particularly well maintained. It is dirty and peeling paint is visible. Although there are two swimming pools, overall the amenities are unimpressive. Pros include: The best parts of this community are that it is gated; it features two swimming pools; and atypically it has a squash court. The bedrooms do have walk-in closets, but other than that, attractive features are thin. On the down side, the complex is very large, and some amenities, such as the squash court, are not conveniently located. The units are small with awkward layouts and appliances are dated. Tips: One-bedroom units have outdated stacked washer/dryers; two-bedroom units have washer/dryer connections. Parking is open with a permit and is mostly covered. There is plenty of parking for guests, because many residents take the bus. Watch out: Occasionally, fan noise can be heard from nearby NRG Stadium.

The property is located in a predominately multifamily neighborhood, on a noisy major thoroughfare with bus service. It is close to the South Loop with convenient access to Rice University, the University of Houston, the Medical Center and downtown.

“You Get What You Pay For”

I have lived here over a year and I am a current resident. I feel that I can give an honest review at this point.


Location/not more than 20 minutes to most of my destinations, restaurants nearby & it is near NRG, traffic is heavy during event times but I stay in

Move-In/ Process was easy, quick, full size washer & dryer connections, cat friendly

Price/Affordable if you are budget conscious

Parking/always ample spots

Noise Level/It is an apartment so you hear a lot of the neighbors daily routines BUT not unbearable


No Frills/ My apartment is not a renovated unit so they are old, cheap building material and appliances, the nook in the living room came with two glass shelves(what do you do with only two shelves) standard ugly tan carpet which was not tacked down in spots and screens were missing, no care in handing this unit over to a new tenant

Dogs: I was told at move in that dogs were not allowed and those on the premises were present before this management team took over BUT whoever moved in beneath me has a yapping dog(maybe they transferred) still owners leave waste in grass, on sidewalk NASTY


Right outside my door huge puddles are left after a rain, it drips from upstairs & I have requested service and shared my concerns about the standing water being breeding grounds for mosquitos and a slip & fall hazard. They siphon it when asked. EVERY TIME IT RAINS I put in request BUT no one has contacted me in regards to repairing it so I guess they really don't care.

Office Staff:

They must have changed. My files have been so messed up that I sat with a leasing agent, then the manager and was back this week with someone else. They talked to me as if I didn't't know what I was talking about but it was their mix up. I had recently signed agreement, went month to month, hoping to leave SOON. They kept sending emails, calling me about fees if I didn't renew. I left that office with them apologizing to me. KEEP COPIES OF EVERYTHING, READ EVERYTHING BEFORE SIGNING.

They are annoying, incompetent, and unorganized.

SUMMARY: Great place in a bind for short term BUT spend a little more money if you can for better amenities, office staff that is competant, premises that are not hazards etc.

Hermann Park
Great part of town - fairly new, moderately priced apartments which are close to 288 (easy to get into town) and next to Hermann Park (great for a walk/run). I lived here for a year and highly recommend the area.
