The Mosaic on Hermann Park is a new high-rise complex of one, two and three-bedroom apartments that share an impressive list of amenities with a condo tower next door. Pros include: The Mosaic features 10-foot exposed concrete ceilings, with floor to ceiling windows opening on to spectacular views. There is an array of floor plans. Selected units offer engineered hardwood floors. All units feature open kitchens with stainless steel appliances, granite counter tops, tile back splashes and designer wood cabinetry. Washers and dryers are included. On the down side, while twenty-four hour valet parking is complimentary for residents, it can back up when there is a rush. Residents may self-park, but guests must use the valet service for a five-dollar fee. Tips: The sixth floor features a luxurious clubroom, a large outdoor resort-style pool and lounge, and the largest residential fitness center in Texas – more than five thousand square feet. Twenty-four hour concierge services are also available.

“Was once the best place in Houston to live”

I have lived in the Mosaic for 2 years. This property has incredible facilities; including an amazing gym comparable to a commercial gym, an amazing 7th floor pool, a great dog park, and friendly staff.

The property was recently taken over, and has since plummeted from the best place to live in Houston to the worst. The management company are entirely unresponsive, often taking weeks, with numerous reminding emails, to respond to an enquiry. The parking situation changes regularly, meaning residents have no idea of where is an appropriate place to park. It is somewhat embarrassing that all guests now need to pay to park at the facility, I personally hate inviting friends over, then reminding them that it will cost them for the privilege (all guests must valet). Valet parking for guests is appalling, few people use the service. The valet team have lost my car twice (once a year), only the threat of calling the police motivated them to find it. Upon raising a work ticket my last 5 requests have taken over 4 days, under the previous management this was 1 day. Under no circumstances should you live in the south tower facing Almeda (over the bar). The noise from the bar at 12-3am is incredible, at least once a week we are woken by groups of inebriated women fighting in the car park, or large groups of men having a "bro-off". We were excited by the prospect of having a bar under the Mosaic..I am responsible for 6 referrals to the Mosaic, I now feel somewhat embarrassed. Avoid!

Hermann Park
Great part of town - fairly new, moderately priced apartments which are close to 288 (easy to get into town) and next to Hermann Park (great for a walk/run). I lived here for a year and highly recommend the area.
