We sent a former property manager to investigate

Two-story, multi-tone beige stucco buildings look recently renovated yet still a bit dated. Units have tons of storage--large walk-in closets, plus additional closets and pantries in every apartment--but appliances and finishes are not top of the line. Pros include: Tons of storage in each unit; some even have two pantries. Very conveniently located in walking distance to lots of stores plus within minutes of much of North Scottsdale. On the down side, limited extra parking can be a problem for guests in evenings or on weekends. Units feel a bit more dated than others at price point in the area. Tips: Larger two-bedrooms come with a garage. Watch out: Units near the office have farther away parking spaces.

Property is located on the edge of a residential neighborhood in North Scottsdale just off of Frank Lloyd Wright Blvd and a block from the Loop 101 freeway. It is walking distance to grocery, Target and numerous fast casual restaurants.

Camden Legacy Description
Recently renovated North Scottsdale property located walking distance to shopping and dining. Also just minutes from the Loop 101 freeway and the Scottsdale Airpark. Numerous floor plans available with walk-in closets, oval Roman tubs in all bathrooms and in-unit laundry rooms with full size washers and dryers.
Camden Legacy was built in 1996.

“Stay Away”

As a resident, I cannot believe Camden Legacy gets away with renting apartments in this condition.

First: The inside is poorly maintained, and paint is placed over dirty walls and baseboards. I fear the Newly Painted bathroom tiles are covering-up mold.

Second: There are RATS running between the walls and I saw a Dead Rat that had been ran over at the front gate (BTW- we are very clean people).

Third: It is "MANDATORY/ NON-OPTIONAL" for tenants to pay $32 monthly for "Valet Trash" removal + .53 cents Tax. ALSO, an additional changing fee of approximately $11.75 - $13.20+ is charged monthly for Trash removal. Essentially, EVERYONE pays TWICE for Trash Removal, like it or not!

Fourth: Poop is Everywhere and The Bag Stations are hardly ever stocked with bags.This was a feature included in our rent. Now, Management states, "It is only a courtesy & you should buy your own, which we have done."

Fifth: The Water Fountain Valve was purposely removed (approximately 2 months ago) at the Dog Park, NOW the dogs NEVER have Water & can't get drinks while they play.

Sixth: "The Management" imposed a "RULE" that you may not store Belonging in YOUR Garage. Stating, "It is meant to park a car in." Although, many people pay additionally for purchased parking. Maintenance gives a 72 hour warning before they "Check Your Garage". Tenants are Fined $500/ month if a vehicle cannot fit into the garage. This amount is added by the Management to your account, regardless of additional purchased parking (rule was added after lease was signed for both The Apartment & The Additional Parking).

Seventh: Most of the trees and shading has been "Cut Down", causing ANYONE TO SEE INTO ANOTHER'S HOME. Instead of keeping the trees and bushes neat & clean. Management truly made the grounds looks AWFUL (several tenants have complained, including myself.

Eighth: There are several apartments (9+) that flooded as approximately 2 feet of water came into their homes when the water run-off system failed during "The Rains", Ruining Tenant's Belongings and Requiring Immediate Relocate for 2-3+ Months.

Ninth: Many of the walkways are either uneven or flooded because of water leaks (they are attempting to repair some of the leaks, but many remain). I have stumbled several times on the unevenness of the walkways. Since the walkways are dimly lit/dark in the evenings, it exacerbates the problem.

Tenth: Recently, a neighbor had a vehicle break-in and notified the police. After speaking with the officer he informed us that several vehicles had been Vandalized over the past few weeks. It is my belief that there should be property security. Promoting the property as Gated gives residents a false sense of security.

Eleventh: The complex is DARK at night (except directly in-front of the office). This is dangerous, especially if you are driving through the property, have outdoor parking, guests, walking a dog, or walking in general.

Twelfth: This is a Large Corporation present in many States. There is NO flexibility, especially with guest parking. The few Visitor Spots that exist are unreadable in the evening.

“Avoid, avoid, avoid”

RAT INFESTATION, FLOODED PARKING, SAFETY HAZARDS, NON-RESPONSIVE STAFF:

Rat infestation in my building occurring for four months after it was reported to management. Neighbor downstairs caught 11 rats in his ceiling.

My parking area flooded following rains for 8-9 months: Was told by management there was nothing that could be done.

Pool cabana building left open with loose electrical wiring, bottles of chemicals, boxes stacked and tipped over/spilled containing files of residents’ personal information, loose electrical wiring in sitting pool.

Loose metal roofing left unsecured on neighboring building for one month after roofing job completed.

For an entire summer, I endured the screeching sound of a neighboring AC unit. Several complaints to mgmt were ignored.

5-day Eviction Notice due to Camden website problem: I was served a 5-day notice after Camden tried to withdraw my rent pymt out of an expired bank account, after successful pymt from current bank account every month prior.

Camden did not renew my lease. They refused to give a reason. I believe the real reason I was not renewed was that I continually called the mgr out for poor job performance.

I emailed District Mgr, on one occasion to discuss problems. She didn’t respond for SIX WEEKS. Assistant mgr, refused to update my contact information upon request (if there was an emergency with my apt, I wouldn’t have been able to be notified). Also, groundskeepers would frequently begin with leaf blowers and chainsaws as early as 7:15 am. Next-door neighbor informed me that, against his wishes, mgr allowed carpet cleaners into his apartment unattended. The office recently refused a UPS package for me sent by my doctor, stating that I moved and denied it later.

My letter, along with photos of all of the health hazards and neglect of property were sent to the Camden corporate executives, and AMAZINGLY, THE MGR STILL HAS A JOB WORKING HERE? The 3 managers above her defended her actions and Camden’s attorney further attempted to blame me for each issue in a letter, which I responded to pointing out all of his inaccuracies.

They raise rent by several hundreds of dollars at the first lease renewal. Avoid this place at all costs!
