We sent a former property manager to investigate

This is a very large (over 300 unit) property spread over many small pink buildings. They look old and in need of renovation. The apartments have older appliances but quite a bit of built in storage. The grounds are grassy and include three pools and a playground set. Pros include: There are quite a few floorplans to choose from and some are quite large. The larger apartments have a hallway with a full wall of built-in cupboards. There is a playground set and numerous bbq grills in the common areas. On the down side, complex is very large and spread out with a lot of small parking lots. Since there is no assigned parking, you could end up having to park and walk a long way from your car to your unit. Some of the buildings look quite a bit more rundown than others. Tips: The exterior of buildings, pool and common areas closer to the leasing office are better maintained than the ones farther away. Watch out: There is limited laundry facilities on-site - three small laundry rooms for the whole complex.

The complex sits on 28th street in a residential neighborhood just one block off of busier Osborn Road. It is just a few miles from both upscale Biltmore and Arcadia neighborhoods.

“Bad management ”

People that works in sucks they can't even tell you what collectios they use!

“View from the Outside”

I admit fully I don't live in these apartments, but I have lived nearby for almost 30 years. I've seen over the years how the exteriors of the buildings have gotten rundown - I can only imagine the insides. I remember when one of the buildings blew up (yes, BLEW UP) and I don't believe they ever re-built it. I was pleased to see the aged exterior was finally getting a face-lift.

However, it boils my blood that in giving the exterior a fresh coat of paint, they've chosen to cut down dozens of full-grown, healthy shade trees which have stood there for DECADES -- most of them were well over fifty years old. They've chosen to turn Osborn from a lovely shaded expanse to a sun-blasted wasteland. Sure, the new paint is pretty, but with that southern exposure, not only is it going to fade, but all the people who will be living in those apartments are going to have to run up enormous air conditioning bills in the summer to compensate.

The worst thing is, they're not the first complex in this area to cut down all the trees. Do they not realize how important trees are in this heat island?

I hope the interiors get a facelift to match the new exteriors, for the sake of the residents - and hope it's worth the loss of those trees.

I have lived here for a year and am finally moving out so you should know the apartments are all over priced and under maintained. they are spending our money redoing the outside of all the building but not the inside. one of the managers readily admitted that almost all the dish washers are broken in all the units. the reason they charge so much for rent is most people are govt subsidized and english or spanish are not their main language so they can be taken advantage of-- for instance i came home one day to a note on my door saying i was being fined $50 dollars for not having my patio cleaned for maintenance so i went to the office and said i was never given a warning and they didn't make me pay the $50 which sounds great but then i talked to some of my neighbors who dont speak english or spanish and they paid the fine even though the fine posted on my door was just their way of warning me to clear my patio for maintenance. if i had any extra money i would take this apartment complex to court.

“Tenant needs help”

This place is a nightmare. My daughter has had multiple issues invluding water leakage they claim to have fixed. She has daily pictures of multiple issues and has been in constant contact with the leasing office and maintenance. She served a Notice with pictures and the staff insists the water on the floor in her bathroom is not from a leak. She comes home from work every day to this mess and they refuse to release her from her lease. The office workers are rude and uncooperative. You DO NOT want to rent here. We will be seeking legal action and you should avoid having to be in the same predicament.

“Horrible Maintenance and Management”

Like: a roof over my head

Dislike: constant a/c and hot water issues. Management doesn't care. Maintenance doesn't respond to concerns. Numerous police visits for neighbors. Horrible place to live.

“concern tenant ”

this place sucks dont rent bedbug,cockroaches ,maints is bad we rent a two bed apt for 9 month lease paid on time gave a 30 day notice told to keep deposit for clean up any damage when we move-in was already there
