We sent a former property manager to investigate

If you’re looking for community amenities then you’ll be hard pressed to do better than the Avalon Silicon Valley. This 700+ unit property is one of the largest in the area, allowing them to invest in more shared services. The property comes with a spa (gender split sauna, steam room, and indoor hot tub), a nicely maintained but under used large gym with free weights and a myriad of exercise equipment (i.e., medicine balls, jump rope, etc), group exercise classes (i.e., kick boxing, zumba) on Tuesday – Thursday evenings, two pools (one that attracts the younger crowd and one typically more family friendly), two outdoor hot tubs, and a private park with a jungle gym. As a kicker, the community comes with a concierge and dry cleaning service (for a fee, drop off Monday and returned Thursday).
All that said, the apartments themselves are fine, but a little underwhelming considering the effort placed on the shared amenities. “There's better out there”

GOOD:

+ They keep the buildings looking nice on the outside

++ Most of the security gates are now working at all times

+++ The leasing agents are very nice

BAD:

- They charge you extra to have a pet (that's pet-tolerant, not 'pet-friendly')

-- Fighting for a parking spot almost every day.You have to pay for a 2nd reserved parking spot.

--- Black mold. The phone support person kept replacing my words "black mold" with "heavy water damage" and it took a week to fix.

--- Safety/security problems even though most of the gates work now

RATINGS:

Parking: F (frustrating)

Move-in Condition: B

Building Exterior: A

Office Staff: A (nice staff)

Maintenance: C (nice people. the phone support is in a different country)

Noise: C-

Safety: D+ (they send out periodic security awareness emails)

Value: F (2-bed over $3200/mo)

VERDICT:

Overall, I rate the Avalon SV experience as 'Poor', but with potential to be upgraded to 'Mediocre' for the right person.

move to Avalon Silicon Valley if:

1. You have no car or pets.

2. You like Sunnyvale but don't need "walkability"

3. Money is no concern at all

4. You're a gambler: You enjoy the thrill of improperly parking and then coming back the next day to see if your car was keyed, towed, or broken-into

DON’T move to Avalon Silicon Valley if:

1. You have more than 1 car, or you have a nice car that you don't want damaged

2. You don't like spending a lot of time in the parking lot

3. You have kids, or concern for safety/security

4. You don't have to.

“There are dozens of similarly priced, safe apartments for families in the area...avoid this one”

2015 UPDATE!

This place just gets worse and worse. A front staff that doesn't even answer emails or phone calls when the security gates are broken, can't bother to respond to tenants about scheduled maintenance that they have been promising, and lies about security measures. We've been calling, emailing and even stopping in to the leasing office for 2 WEEKS about the main security gate being broken. No response. Each time we stop in the office, we get the same idiotic blank look from whomever happens to be there, and the same, "This is the first we are hearing of this." MULTIPLE security doors from the street into the complex are broken. They don't close when slammed or even pushed shut. Apparently that's due to all the movers who come in and jam doors open so that they don't have to open and close them each time they move a load in. Does management care?! Absolutely not. I'd be horrified to have a child here. With so many of the secure doors not even working, and management doing zero to communicate or respond to their paying customers, how can you feel safe?

We've sent videos of each door that is broken--and some of which have been broken for weeks--with no response from management. We've taken videos of kids peering into neighbors apartments at night because they have no problem walking in. Does management care? Not one bit.
