Luxury living just blocks from Downtown Houston, River Oaks, and Midtown. Excellent community amenities on the exterior and interior of the community and apartments. Regular community events are held and new residents are welcomed with a gift. Pros include: The property includes excellent community and interior apartment amenities. The highlight for each apartment are the hardwood floors and stainless steel appliances. The front office offers personalized package pick up service where the resident will receive an email informing them of the delivery of a package for their apartment. The gym room boasts treadmills, elliptical bikes, medicine balls, free weights, and circuit equipment. The highlight for the gym is a private spinning room with approximately 6 spinning bikes. Finally, an on-site massage therapist will schedule residents for appointments which take place in a private massage room. On the down side, construction in the area presents minor inconveniences to residents, which will be completed in Spring 2015. “Absolutely Horrible Place ”

The company had no detail in the contract about early termination fees. After contacting them multiple times and getting in writing that the early termination would consist of one month's rent for the 30 day notice and an additional one month's rent for the "termination fee" I paid both at move out. Weeks after I moved out, they contacted me saying that the "termination fee" was actually two month's rent. I disputed this. They have now sent me to collections for this wrongful debt after lying about the termination fee and trying to get more money from me. I can not express enough to everyone looking at this place - STAY AWAY FROM THIS BUILDING.

Rent is way too high for what you get. The staff is rude and unhelpful. On the weekends, the pool turns into a loud obnoxious drunken Spring Break party. The access gate to the parking garage breaks constantly. My car has been towed from the parking garage twice 'by accident' despite having a resident parking sticker. I can hear my neighbors through the walls so well it seems like they are in the apartment with me. The appliances are cheap and don't work very well. Very few good things I could say about this place. The location is good, but with all the construction and street closures, getting in and out of the complex is a chore. I've lived there for almost a year and will be moving as soon as my lease is up.

“Worse management. Do nto move here.”

I have been a tenant here for 8 months. I never complaint mainly because I dont have time and I try to give eveyone the benefit of the doubt. Aside the fact that they lied to me about the city of houston constuction project wich wakes me up every morning at 7 am with the cranes, bacos, and trucks backing up, the leasing ofice staff is the worse, they are unatentive, unresponsive and plain mean. The property always looks like a dump class B complex, the entrance gate is broken (unsecured) at least once per month and it stays broken for 5-6 days. the person that sends out the emails alerts cant spell or ever took a grammar class. If you ever get a UPS package delivered, it iwll sit in the leasing office untill you contract them to ask if there is anything there for you.

The complex is half full and if you work late you have to already park on the garage uncovered top level because there isnt enough room on your floor to park a car. reserve parking is $40 more.

the trash chute stinks all the time.

there is a layer of mud in the garage on my level (3) since construction started so my car is dirty (inside) all the time.

bandalism of the property happens and the banged up walls stay that way for weeks at the time, meaning noone is walking the property at least on a regualr bases.

I can wait for my lease to be up and to be out of here, im sure my $1800 a month for a one bedroom will be much more apreciated someplace else.

“Horrible Value”

Half of the amenities are broken or closed to anyone that actually has a 9-5 job. Location is okay because of cabs. Walking across the street at night is very risky in the fourth ward. Break ins have been happening lately although you would never know if they residents were not complaining to other residents. Management does nothing if you have maintenance issues and keeps horrible records. Don't waste your time for the price there are far better apartment complexes.

Great part of town - fairly new, moderately priced apartments which are close to 288 (easy to get into town) and next to Hermann Park (great for a walk/run). I lived here for a year and highly recommend the area.
