We sent a former property manager to investigate

Elegant looking complex with average apartment amenities. However, this property is conveniently located right off of Allen Parkway giving each resident easy access to the city of Houston and its many neighborhoods, restaurants, shopping, and entertainment. Pros include: The complex is conveniently located within a short walk of the Allen Parkway and Buffalo Bayou Running Trails. There are 5 expansive courtyard areas, each with its own distinctive look and feel. Finally, there are 2 sprawling pools, one which includes outdoor grills available to residents. On the down side, the apartment includes basic amenities with black appliances, carpet in the living room and a small patch of hardwood laminate. While there is a stand up shower and garden tub in the 2 bedroom units, the shower is very small. Tips: Ask for which apartments have vaulted ceilings and views that overlook the numerous courtyards.

“DO NOT LIVE HERE”

Management is absolutely terrible and does not care about a single issue you bring to them. I submitted the same maintenance request 4 times in a week and they kept claiming to fix the issue when in reality, it had not been addressed.

There is also no cell phone service in many areas throughout the building, especially the first floor. They say it will get better when you move in but they are absolute liars. Once you're in a contract, they leave you on your own and dont care about you at all.

Noise is terrible as well but the worst part about it is the complete disregard for issues they are responsible for. Save yourself and find a better apartment. Management here is the worst I have ever experienced.

“DO NOT LIVE HERE”

Positives:

-Great location to Midtown, Washington Ave, and Downtown

-Nice pool and usually plenty of parking

-Well kept outside

Negatives:

-ABSOLUTELY terrible management. They do not know how to handle any situation

-It is kind of like a giant frat party in the pool and in the hallways a lot of the time. You might find vomit or trash in the hallways

-The garage will have a lot of break ins and so will the apartments

-The place is not very secure and easy for someone to just come in

Save yourself the headaches!!

“half star for location, and half for the pool”

My boyfriend has been living here for almost a year now. I stay here most days when I work so here is what you get, so full disclaimer, I don't live here, this is strictly what I see.

pros:

-location, great for the park across the street and everything else in between midtown, montrose and the heights.

-summer parties are great! guarantee to see drunk someone at 2 in the afternoon near the pool, especially weekends, it can get very rowdy, not necessarily a family friendly party though.

cons:

- there was a heist closer to christmas over a span of three days. close to 8 units were robbed. No email was sent out to the tenants. All four levels were hit, in the back end units close to sanford. I only found out through asking one of the many hpd officers patrolling over the weekend, and that was it

-theres 4 elevators, only 3 works at any given time. In those working elevators, don't be surprised if you find vomit, signs of human feces or you happen to get stuck before having to go in for work.

-don't be surprised to find vomit in the halls either, mostly on the 1st floor by the leasing office, but the 4th floor was not sparred either.

- track your package, they will not let you know unless the room is full.

so, you get what you paid for, they're raising their prices again for the new dog partk across the street. I hope this helps.

Hermann Park
Great part of town - fairly new, moderately priced apartments which are close to 288 (easy to get into town) and next to Hermann Park (great for a walk/run). I lived here for a year and highly recommend the area.
