We sent a former property manager to investigate

The Americana Apartments are heavily wooded and feature a large pond at the center. These large apartments are one turn off of El Camino Road. The shady grounds contain a large pool and grilling area. Like many apartment buildings in the area, the Americana is undergoing large scale renovations. If your model is renovated, expect granite countertops and washer and dryer in unit.
The apartments themselves are nice enough; although, rooms with vaulted ceilings may not have sufficient air conditioning. This is a popular option with many young techies who work along El Camino Real. The Americana is a reasonably priced apartment complex that offers solid facilities. It is situated on the cusp of Sunnyvale and Mountain View so expect to drive to get around.

“Terrible quality”

Since moving in we have had a continuous string of problems and inconveniences at Americana. The building quality is terrible. You can hear the steps from neighbors walking above sounding like they will fall through the ceiling and the neighbor singing adjacent. Several times throughout the 10 months here (so far), the plumbing needed repair and the building water was shut off for extended periods of time. One time for 3 days! During this past summer the small 1Bed apartment across the hall from us was remodeled, which we understand sometimes happens, however it should NOT have taken over 2 months of heavy construction noise causing constant interruptions to our sons daytime naps and our daily lives. For 3 months we requested service for the wall mounted AC units not working properly. Maintenance tried “fixing” it but kept avoiding fixing the root-cause problem, which was failing condensate drain pumps that needed replacement. By end of summer they only fixed one of the two eventually leading us to give up use of them. Most recently the elevator was decommissioned with a less than 1-day notice, and to be down for 4 weeks, interrupting our move-out activities. There have also been constant duck feces in the pool, which is not cleaned daily. Despite being super clean people insects have found ways in even though this unit is remodeled which should have sealed entry routes. Problems have been constant in our building making it an extremely unhappy and stressful to live here.

“Avoid this place completely! ”

All they are interested is your money and your experience with them. First, they started with providing you an apartment which is not nearly clean and pretty poor paint job. Subsequently, just rip you off at move out to take every penny possible away from your deposit to repaint their aged unit as well as to (again) do a crappy job for the next tenant to move in. If you had no choice, but to rent this place. Please make sure you go through every detail of the apartment, take plenty of picture, send the picture back to your own email as dated record, include every detail in the move in inspection to avoid being ripped off at move out.

As for the experience with living at Americana. Try not to have packages left at your front door, though picking up packages from the leasing could be quite time consuming and may not be favorable experience. I have multiple packages missing while I was there. Although it is claimed to be controlled access, the door at the parking garage was quite often either broken or taped to allow access without keys. It was also often to find stranger standing at the door asking for favor to access without even being able to provide a valid apartment number. Having strangers going through the recycle bin in the parking garage is very normal.

If there is anything requires maintenance in the unit, you could ask and hope for the best. Most things was not fixed after multiple attempt to contact maintenance. Good luck if you chose to move in here!

Mountain View Love
Downtown Mountain View is a cute little place to visit. Especially on a Sunday, you can shop a little in the farmers' market, then have brunch with friends, and then shop again (There is a boutique called Therapy which I loveeeeeeee). Great selection of restaurants nearby also. We have lived in Mountain View for about 3 years and just love it here!!!

It's green, quiet and *everything* is nearby. 82, 101, Foothill, Stanford, Target, Walmart, Whole Foods, CVS, Restaurants, Nail salons, Gun High School, you name it you got it. <3

Downtown mountain view has all kinds of food. Also has occasional festivals (4-5 times a year) that draws in a large crowd.
