“Do NOT”

This is definitely NOT a good place to live.

Not only that the HVAC malfunctions regularly, the water is being shut off constantly for what seems to be a never ending “maintenance” work, and most of the equipment in the gym is not working at all or not working properly . . . . but last week management changed the laundry machines at all floors . . . and the new machines are horrible with inability to use softener as you load the cloths!!!

When concerns were raised about the horrible “new” laundry machines, management was very rude and stated that nothing can be done because “the previous manager signed the new laundry contract with the vendor and now residents are stuck.”

It appears that there are plans to replace machines in only 5 floors (instead of all floors), but if you live on the other floors you are stuck with the worst laundry machines ever . . .

All in all, watch out, this used to be a fine place to live, but no longer . . . definitely NOT up to par with other available buildings in the area.

“MASSIVE AC PROBLEMS”

We pay $3,100 in rent - which is NOT cheap. Yet this building has MASSIVE AC, water and HVAC outages every year. I have been living here since 2012 and we have had day-log AC outages over and over. Last summer, the AC was out 15-20 times in the summer. This year there have "only" bee 5 outages but here is how long they lasted: 36 hours, 10 hrs, 11 hrs, 9 hrs, and today there is another one - we are at 3.5hrs and counting. We are talking 110 heat index and no AC.

Management sugar coats their responses (even on Yelp) saying - we're glad we were able to resolve the problem, yet the problem is NOT fixed. Further, rent increases were 8% this year and management will not discount rent or even compensate you for a $60 fan to help cool the apartment down.

Especially if you have kids, are elderly, or work from home. STAY OUT!

“Cannot recommend”

only bright points are location and front desk staff

First hot day of the summer--A/C is broken down by 3pm, again! Rent was raised this year... obviously just lining their pockets, while the critical systems in building fall further into disrepair.

Can't wait to get out of here! Used to be a good place to live, but Capitol Properties is so cheap that the place is falling apart. In any given week, you can expect for the water, A/C, elevators, or some combination thereof to be out of commission for an extended period. Major concerns like these only have bandages applied, while the little money they do spend goes only toward trying to trick new people into moving in... e.g., touching up paint and light fixtures. Other problems--for instance, the icy breeze that blows in the leaky windows, strong enough to rattle the blinds, all winter long--go completely unaddressed. Oh--and count on them having the audacity to expect rent rises that dramatically outpace inflation, despite the deteriorating conditions.

“Not a good choice”

Nice apartment, terrible management. We were only there 10 months when they announced they would be increasing our rent by 10%. The new manager claimed a 10% increase reflected market rate, even though the county guideline was 2.1%. Only move here if you enjoy being taken advantage of.

Great Neighborhood
Part of the Kenwood Forest II neighborhood, which may have the most green space in the area. Grounds are well-kept and many of the units are upgraded. The Capital Crescent Trail runs right behind the complex, plus there's a huge park just behind Hillandale road for exercise and pickup games. The neighbors are all very friendly and tend to get together for BBQs in the summer. Downtown Bethesda and the metro are just a short walk away.

Close to Adamns Morgan & Dupont
This is a great location because it's two blocks away from Adams Morgan. Awesome nightlife, bars, restaurants, etc. It's also close to Dupont. The one negative is that it isn't close to a Metro stop which makes communiting a bus affair.
