I knew I was leaving Philadelphia, so it wasn't worth it to me to leave the apartment and move twice in 1.5 years. But oh my god. Dirt, roaches, construction 24/7. Just all around an unpleasant place to live. The unit itself is nice, but the management company is run like a slumlord. Given that you're paying to live in a "luxury" building you will not get treated well. Maybe burn your money instead?

As many of the other residents have stated, this building is in a construction zone. You will hear noises regularly early in the morning to late at night without warning. In addition, management is completely useless and does not care about the resident's here. Management never told us that there would be construction from day one of moving in. In addition, the lockout fees are ridiculously high and they nickel and dime you for everything. Do not move into this place, or any other of PMC management's properties. They are terrible, you can find something better with a company that actually cares about it's residents.

Leasing office will lie right to your face. Make sure your apt is move in ready before you sign the lease because once you sign, they will ignore any requests you have after lying to you that it will "be taken care of " New building with poor quality construction (you can hear your neighbors, peeing and making love) thin walls. No security>anyone can walk in or out...Trash lays in trash rooms for days. They will shovel if it snows AFTER 2 DAYS when it is all ice. Remember looks can be and are deceiving. I moved out after 1 year..along with 4 others on the same floor. Non caring management. Their goal is to fill the building and the hell with you once you sign that lease. Best thing I ever did was move out.

1900 Arch is a mess. While the building has been open for over a year its still a construction nightmare. Today an elevator is still not working - another one got stuck with a person in it, and still again no a/c in common areas - all prompted me to take to writing a review. Beyond frustration when I have been continually told all would be resolved.
Location is good - super close to rittenhouse and other great areas and highways- and apartment layouts work well (even have a washer/dryer). But concern for tenants, security (there is none), and anything above and beyond will not be found here. For the rent you pay you can find the same or more in a better. Don't rent with PMC.

This review is for 1900 Arch Street Apartments. DO NOT, I repeat, DO NOT rent from PMC Management Company. This goes especially to Penn Law and Wharton grad students. I'm a Penn Law grad and attorney living in Philly. I recently got transferred to my firm's NYC office. I was more than willing to pay the lease break fee for my apartment but then the management company told me that I would still have to pay rent for the remainder of my lease if they are unable to find tenant. What is the point of a lease break fee? I told PMC that I would just sublease the apartment for the remainder of lease and they informed me that this was prohibited. I pointed out that the lease does not prohibit subleasing and the tenant only needs written approval from the landlord. PMC's response: All subletting requests will be denied! Soo basically you want me to pay a lease break fee and the rent for remainder of lease? What is their incentive to re-rent my apartment if they are guaranteed rent for the remainder of lease-- especially when they have many other empty units? Absurd! Then they threatened to charge me double rent if I didnt move out by my early move-out date. Are you kidding me? Of course that would never hold up in a court of law. This is the treatment I get for keeping my unit in immaculate condition and paying rent on time for the last eight months.
Bottom line, this property group/building is not for business professionals who might need to transfer cities or graduate students who will have summer internship in other cities and need to sublet. I will be sure to post this in Penn's off-campus housing reviews and alert HR at my firm. There are so many new apartment buildings in Philly. Based on the reputation this property management company has created for itself during my short time in Philly, I recommend that you save yourself from the drama and headaches and rent somewhere else!

Pros: Building is brand new, this means new appliances, hardwoord etc.
Building has a great gym and lounge
Building has a parking garage (at a premium of $300 a month)
Great location, close to shopping and trader joes
Con: Construction around the clock, they build floors and then move tenants in. Construction occurs from 7 am to 9 pm. It is very loud and bothersome
Management doesn't really care if it bothers tenants- basically you can terminate your lease and pay a bunch of fees or deal with the noise
Pricing for the building is odd. Apartments on higher floors are less than lower floor apartments
Wish we had known that the building would be in construction for the year. Lack of transparency from management is very unprofessional.
