“Look Elsewhere!!!!”

I have lived at Colonial Grand Berkley Lake for 20 months and this is my experience. I moved into a three bedroom apt. When we moved in the carpet was worn, the living room picture window was foggy and the entire apt had been spot painted. After weeks of back and forward and management taking pictures, etc. the carpet was replaced, a new picture window installed and the entire apartment was painted. Management indicated the one of the two maintenance guys were out ill and the other guy had a lot on his plate. Unfortunately all these things were done after I had moved all of my furniture in! If they couldn't deliver, then the move in date should have been pushed back the until the apartment was ready for occupancy, but again it is about revenue at all cost!

Fast forward 20 months....during our time at Colonial Grand Berkeley Lake we experienced 5 major floods in our apartment in which padding was pulled up, dehumidifiers running for several days mildew smell, and damaged to personal property. There is black mold build up on the window seal of each room of my apartment. I was told by maintenance and management the plumbing is very old and the windows are as well. The surprise is that the rent does not reflect the old dated components of the apt.

New owners in 2014 and my renewal lease had an increase of almost $200.00 per month!!! Yes over 15% increase. Totally outrageous! Nothing done to the apartment, no promise of anything being upgraded. Keep in mind, we are excellent tenants! NEVER late with rent, not a hell raiser, quiet neat and responsible. Anyway......

The last monsoon took place in December 2014 where at 6am we woke to extremely wet carpet. While we were trying to figure out where and why the carpet was soaked, all of the sudden we heard a pop sound and water started gushing everywhere from under the sink in the master bedroom bath. We began to scrambling for every towel, blanket, quilt, comforter that we own to try to absorb the water until we could get it turned off. It was major and we have had enough! The mold by the windows the floods, we broke our lease with no problem or penalty!

One other thing to be aware of are the junk fees. When we first moved in part of the deal is that you get over 45 channels of cable free through Charter. At the time of renewal of my lease you pay 45.00 for that cable service in addition to what ever else you decide to include in your Charter package. You must pay that fee regardless if you use Charter or not, but they do push Charter for your cable service. One could assume that there is a relationship between the two. There are monthly pest fees, pet fees, administrative fee, and the water charge is high. there is no meter for each individual apt, they do an average based on the building and the number of tenants in each apartment. There are no speed bumps around the property and some tenants fly around the complex....really scary considering there are many kids there.

While the office did as much as they could do to make things right, all things that were "fixed" were merely bandaids put on major problems. The apts are large but the quality isn't there.

I have no axe to grind, I am out free and clear from this craziness, but this is the truth of my time at Colonial Grand Berekley Lake. The apartment complex is very big on the reviews and I wanted to include one with a great deal of detail, because it wasn't as pleasant for my family as others. One thing for sure everyone is paying those junk fees though!

I have moved and I have new carpet upon arrival, so far I love it, no pest fees, no monthly pet rent, I can choose my own cable provider and the rent is substantially lower rent with better quality, vaulted ceilings and recess lights, etc. Don't settle!
