We sent a former property manager to investigate

This older complex is gated and feels pretty safe. Landscaping is nothing fancy, but it is well-maintained. Exteriors of buildings vary, some look better cared for than others. This holds true for the interiors as well. Complex is close to restaurants, shopping, and has convenient freeway access. Pros include: Gated complex. Countertops are on the newer side. New carpets. On the down side, some of the building exteriors are in need of repair. Appliance quality varies significantly across the units. Residents responsible for all utilities. Single pane windows. Tips: 2nd floor units have vaulted ceilings.

“Management Issues”

Great for commuting unfortunately not safe despite newly rebuilt gates. There is security available upon phone request but they take as long as the Sheriff. Not uncommon to hear firearms not too far away. Great apartment structure, central Air And heating, dbl paned windows. I was told by 1st management that things would be. Completed before I moved in and I was guaranteed my carpet would be cleaned and that I could get a cleaned it replaced front window because water spots were in-between the double paned glass. It was never replaced the carpet agreement was never honored and I was charged part of my deposit when leaving because of the filthy 8yr old carpet which was ripped out anyway.

The pool is greatly maintained as long as tenants aren't penalized for the neighboring communities' behavior and stewardship of the pool which may be closed at any time as a pitched reason.

The washer's and dryer's are hit and miss and may be filthy since the 1 awesome maintenance person they have isn't enough to handle all of the load regarding the entire apartment community.

Garbage disposal is usually in the dumpster as long as it's not a weekend, tenant moving in or out, or early before garbage pickup. A lot of it blows around the community as children and lazy tenants get it away from their own Apts

“What to know”

Certain areas are quiet and clean. Maintenace generally takes care of issues immediately. They try to keep the drive thru gates in working order. There isn't a fitness center. Management is cordial. Office is kept clean. Covered parking is first come, first served and individual renters could have 5 cars per apartment and take a spot. Always pay your rent on time. You shouldn't ever want to pay a $65 late fee. Always take note of what is dirty or if there is damage upon moving in because you will be charged for it upon move out. Write it on your walk through papers and make a copy. Give a 30 day notice by the month or you will have to pay the full rent. You will get whatever is not kept from it and your initial deposit two to three weeks later. Realize that you likely will not get at least half of your deposit refunded. Rent was reasonable, but it has increased a lot for new renters. Most tenants adhere to the quiet hours and no drug policy. Car thefts weren't high, but it happened a few times and the surveillance didn't get clear videos. Choose your apartment wisely because each section has a different caliber of tenancy.
